Talk About Confusing.

Why would Village deny Prairie Trails East Final Plat:

B. Consider Resolution #08-26 to deny the Final Plat for the first stage of the Prairie Trails East Subdivision.

When this subdivision requires Prairie Trails East approval before The Orchard can do anything?

A. Consider the request of Christopher Jackson, P.E. of CJ Engineering, on behalf of JM Squared LLC, owner, for a Variance from Section 395-60 C of the Land Division and Development Control Ordinance related to 120th Street exceeding the maximum 800 foot cul-de-sac length within The Orchard Subdivision that is generally located on the west side of 28th Avenue, south of 116th Street, at the approximate 11900 Block.

Good question. Why don't you ask the PLAN COMMISSION, where this came from, instead of insinuating that the Board is doing something wrong?

You most certainly don't understand how the State of Wisconsin requires Villages to operate if you don't know the responsibilities of the Board and the Plan Commission.

Sure I understand; the PLAN COMMISION RECOMMENDS and the BOARD VOTES to APPROVE or DENY. Who runs both?

Looks like Villaging in the Prairie said Village, not specifically the Board.

OK, enough of the denigrating anonymous comments. I asked a legitimate question. Is there more to the story? Perhaps, we'll see. I'm sure John Roscioli and the other Developers of The Orchard will not be happy unless there is another plan in the works as Village made it clear that nothing could happen until streets were in PTE. My understanding is that once PTE Plats expire, they have to start all over again. So how does that help The Orchard by denying this extension? PTE has to pay for emergency gated bike trail crossing and both developments hinge on crossing. So, what's the plan forward? Letter I received from Village says variance is coming before PC and VB but nothing about PTE.

There are several details PTE has to complete prior to his extension being allowed. I, for one, was for this due to his "efforts" to cooperate with the Village in the past.

As you said, Pickus gives other developers a bad name....it surely had an effect on us.

We shall see how they perform under "pressure". If they make headway, I can see their progress being a statement towards getting an extension.

From KNEws: The Village Board at its Monday meeting gave the Prairie Trails East owner a 16-month reprieve from having to start building the first phase of a planned 146-lot, single family subdivision.
